Jim Hanson, whose Mesa Development is building the Legacy at Millennium Park, knows that it pays to be a good neighbor. His 72-story condo tower at 60 East Monroe Street is actually rising up in the block’s interior, behind a five-story building owned by the School of the Art Institute of Chicago—part of which contains the Legacy’s entrance lobby. And the Legacy’s 13th floor contains squash courts belonging to another neighbor, the University Club (club members reach the courts via a skybridge). To reciprocate, the club’s kitchen will offer catering and food delivery to Legacy residents.

Most residents of the buildings will enjoy good views of Lake Michigan and Grant Park (only the one-bedroom units face west, overlooking the Loop). And because the tower is immediately west of the landmarked buildings along Michigan Avenue, those views should never be blocked. At presstime, the remaining 49 units were priced from $486,901—for a 929-square-foot one-bedroom condo—to $4.25 million, for one of the six penthouses, which range in size from 4,378 to 4,757 square feet. Parking is sold separately, for about $60,000 a space. Construction is slated to finish in September.
