At 5014-5018 North Kenmore Avenue, where only three of 12 condos had been sold in a pair of new buildings, the developer, Gerry Carey, has made some price cuts. They range from 6 percent off a three-bedroom, two-bath third-floor unit to 14 percent off a four-bedroom, three-bath unit spread across the first floor and a high basement.
The buildings’ Uptown surroundings include architectural treasures, Vietnamese restaurants and bakeries, the Argyle el stop on the CTA Red Line, and, two blocks east, the lakefront path. Even so, the listing agents—Rich Kasper and John Robinson of Conlon Real Estate—acknowledge that the project has suffered because would-be homeowners can now more easily afford to buy in the higher-profile Edgewater and Lake View neighborhoods.
But the agents are also quick to tout the strong amenities here, which include all-brick construction, oversize spa showers in the master baths, and crown moldings in the living rooms and bedrooms. Each condo has big front and back balconies, and residents of each building share a rooftop deck. One indoor garage spot is included in each unit’s sale price.
