LIST $3.895 MILLION SALE $3.089 MILLION

A 16-room house on two and a half acres in Naperville sold in late May for $3.089 million. That’s the highest price paid for a home in that city since September 2008, when an estate on the same street sold for $4.95 million. At that time, this house was also for sale, with an asking price of $5.2 million. It remained on the market until it was finally sold this spring—at 59 percent of its original price.

According to the DuPage County Recorder, the seller, Paul Ingraffia, paid $1.2 million in 2004 for the land on which the house was built. I could not reach Ingraffia for comment or determine what he spent to build the home. But Beth Burtt, the Brush Hill Realtors broker who handled the May sale, estimates that building costs would be at least $4.3 million today.

The residence was designed by Dan Sater, an architect based in Florida who wanted it “to feel like a home there,” says Burtt. Upon entering the foyer, she adds, visitors can look through the house toward “a seamless wall of glass and out to the landscaped grounds that are, like, wow.” Photos accompanying the listing showed an interior that included marble pillars in the two-story living room, detailed ceilings, arched doorways, and a big wine cellar in the basement.

Burtt, who took over from another agent in February 2010, had lowered the asking price to $3.895 million. The buyers are not yet identified in public records.
