“On the outside, it’s a vintage building, but it’s all new construction inside,” the developer Mike Spingola says of Kedzie Manor, his recent condo conversion at 2121 North Kedzie Avenue. The seven-unit building, just south of Palmer Square, was vacant when Spingola bought the place in 2006. While the exterior required minimal renovations—tuckpointing and cleaning the bricks—work on the interior was more demanding. “We gutted it down to the walls,” says Spingola, who installed new mechanical systems, insulation, and windows. He also redesigned the floor plans to open up the blocky apartments.
Thanks to the building’s deep lot and long linear layout, Spingola was also able to add big side porches to the condos and install an 11-car garage behind the building (parking spaces cost an additional $15,000). Two of the seven condos remained for sale at presstime. A two-bedroom unit with 900 square feet of space is priced at $280,000. The building’s lone one-bedroom condo, a garden unit with about 650 square feet, is priced at $190,000. Svetlana Vidovic of Real Estate Matters is handling sales.
