It’s been awhile since this Near South Side neighborhood’s glory days, when it welcomed waves of African Americans in the Great Migration and boasted some of the grandest mansions in the city. But thanks to the new DePaul basketball arena (scheduled to open in 2017) and a Mariano’s that will (finally) fill a lot at Pershing and Martin Luther King that’s sat vacant for 10 years, the area is poised for a resurgence.

“On King Drive you can buy a graystone that’s relatively updated, with four floors of finished living space, for $450,000,” says Margi Hazlett, an @Properties broker. The rub? You go a block away, and it’s dilapidated. True, violent crime is high in the community area of Douglas (43 crimes per 1,000 residents), which encompasses Bronzeville, so you’ll want to focus your search within the smaller nabe.
