Five new three flats, signs of the long- anticipated revival of the East Garfield Park neighborhood, have sprouted up on the 2900 block of West Fulton Street. Depending on how sales go at the Flats on Fulton (as the new development is known), a dozen more three-flats, as well as 62 lofts in a former industrial building, could be added to the neighborhood mix—all the work of GenOne Group.

Reflecting the slow pace of condo sales citywide, the developer reduced prices at the Flats on Fulton by 4 to 15 percent this past spring. All the units are about 1,200 square feet, and they range in price from $189,000 for condos on the first floor to $239,000 for third-floor condos. The interior finishes include stainless-steel appliances and extra-deep window ledges. Eleven of the 15 units are still available for sale through Mike Hulett of Atland Group at Jameson Realty.

Out back, in the parking area, a roll-up gate protects parked cars from vandalism or theft—an acknowledgment that the neigh­­borhood is still undergoing change. But the block has a nice assortment of old graystones and other red-brick homes, and a CTA Green Line stop and the Garfield Park Conservatory are both within walking distance.
