If a multicolored 11-story building in Edgewater isn’t enough to grab your attention, maybe the steep price cuts will do the trick. With 10 (of 126) units left to sell at Catalpa Gardens, its developer has slashed condo prices, with reductions from $50,000 to $200,000.
“Per square foot, [condos are selling for] under $200, and they used to be over $300,” says Paulette Rodriguez, the Jameson Real Estate agent representing the building at 1122 West Catalpa Avenue. Jameson took over sales at the project (which was built by Catalpa Gardens LLC) in May 2009, and its price cuts resulted in about 50 sales over the next five months.
The remaining condos start at $210,000 for an 1,100-square-foot two-bedroom unit that, Rodriguez says, was initially going for more than $250,000. At the upper end, a 1,408-square-foot two-bedroom unit on the top floor that was originally priced in the $400,000 range is now on the market for $290,000. An indoor parking space is included with each condo. All the units are finished and ready for immediate occupancy.
