Three real-estate agents provide Deal Estate with their assessments of a stylish city condo

The Location: Lincoln Park The Listing: The architects Ron Krueck and Mark Sexton designed the interior of this 22nd-floor condo, which overlooks the park and Lake Michigan. The owner, Celia Marriott-who commissioned Krueck and Sexton’s chrome built-ins, glass louvers, and eye-popping graphics in 1982-“wanted to live in a painting, not have paintings on the walls,” says her daughter, Julia San Fratello, the Coldwell Banker agent handling the sale. The listing agent for a nearby Krueck & Sexton house, Tepper considers this condo a “fabulous find for a sophisticated buyer.” She believes that shoppers who don’t “get” the space would most likely cross it off their lists rather than plan a big renovation. “Expect  to spend about $100,000” rehabbing the 1970s era kitchen and the two baths, she says.

“This place is wild,” says Malay, the real-estate expert on HGTV’s Designed to Sell. “The problem is that in Chicago, the contemporary buyers are few and far between. A buyer might come in from New York and say, ‘This is incredible-I won’t change a thing.’ It’s just a matter of getting that buyer in here.”

“Could you die for this view?” gushes Levin. “It could be one of the best in the city. The location is killer, and this place is so cool. It’s older, but it’s a little bit ‘now,’ too-though the design needs a little tweaking. Maybe you warm it up with wood floors instead of the paint, and take out the wall of glass block.”

Builder revives Georgian revival

“I wanted to capture the feel of all those great Georgian revival homes built on the North Shore in the early 20th century,” says Jeff Eigel, who built this 18-room red-brick mansion. His nostalgic impulses may have something to do with his pedigree: Eigel is the grandson and grandnephew of the three founders of Koenig & Strey (the real-estate company that began in Glenview in 1961) and the son of the current president of Koenig & Strey GMAC.

Designed by the architect Tom Lindsay, the home’s exterior resembles its vintage 1930s neighbors in Glen Ayre Park, the east Glenview neighborhood sandwiched between two country clubs. Its Flemish bond brick pattern alternates brick ends and sides for a dots-and-dashes motif. Inside, “the rooms are relatively small and separate,” Eigel notes. “They are scaled to family life, like in the older houses.”

The buyers, who could not be identified through public records, bought the house when it was under construction. They moved in this past August. According to the Multiple Listing Service of Northern Illinois, the sales price set a new record for Glenview, though some privately sold homes may have gone for more.
