As he restored the building at 4820 North Paulina Street, Bob Friesl, of Fuzzi Design and Development, worked hard to successfully recapture the façade’s 1885 luster. But once inside, Friesl threw away the history book and, relying on his training as a mechanical engineer, created eight energy-saving and environmentally friendly condominiums.

Appropriately named The Green on Paulina, the development features renewable flooring from managed forests, as well as paints and finishes low in volatile organic compounds. A combination of high-tech air conditioning, spray-foam insulation, and radiant heat in the floors creates a resource-saving indoor climate without, Friesl explains, “sealing you up in a Zip-loc bag.” Nor did the developer skimp on style, as evidenced by the tile and stone finishes in the kitchens and bathrooms.

Represented by Michelle Browne of Prudential Rubloff, the condos range in price from $259,000 for a 1,000-square-foot garden unit to $369,000 for a 1,300-square-foot third-floor unit. Each condo comes with a parking space in a gated outdoor lot.
