In addition to being within walking distance of el trains, buses, and a water taxi stop, the Hudson condo development (at 825 North Hudson Avenue) has an environmentally positive transportation bonus all its own: an automobile-rated electrical outlet in every indoor parking space.
That forward-looking feature complements the building’s contemporary exterior—brick interrupted by horizontal metal panels. It’s a look that suits the neighborhood: New high-end single-family homes reside a block south of the Hudson, and the nearby buildings that once served as the catalog warehouse for Montgomery Ward have gone condo. The original Cabrini Green row houses across the street are being renovated in stages, and most of that complex’s midrise buildings are gone.
When Jameson real estate took over sales from the Hudson’s developer, it cut prices by more than 17 percent. At presstime, six of the building’s 19 units remained for sale, along with five of the 18 private rooftop decks (which cost $7,500 on top of the condo price). Most of those two-bedroom units cost between $269,000 and $349,900, although one unit with double-height windows and 15-foot-tall ceilings is priced at $409,900. A parking space costs an additional $30,000.
