The Property: If you’re addicted to Chicago panoramas, I’ve found your drug. Views of Lake Michigan, the Chicago River, and the Ogden Slip surround the terrace of today’s property. You also look out on a swath of the skyline, and all from a back lawn that, although it’s on a 28th-floor terrace, is as big as many in the city—and even some in the suburbs.
The 28th floor is the upper level of this penthouse in the River East neighborhood, at 445 East North Water Street. Most of the living space is one flight down, on 27, where there are two more (smaller) terraces on the north and south sides of the building.
While the condo is wrapped with glass that showcases the spectacular views, the interior walls have more substantial finishes, to make the place feel like a solid home and not merely a viewing platform. The large living room–dining room combination has wood paneling, a limestone fireplace, and dentil crown molding.
Next door is the condo’s only fully interior room, the kitchen, which has a large island, terra cotta flooring, colorful wall tile, and lots of cooking space. It opens via a picture window-size cutout into the family room, where the dentil moldings and wood flooring continue, but which has a more relaxed feeling with its wall of shelving and media. There is also a richly paneled library with its own terrace. Across the broad foyer from there is the wing of two family bedrooms—one with a balcony whose view includes the water-filled former site of the star-crossed Chicago Spire. Had it been built, that tower would have blocked this condo’s view out to Navy Pier.
The upper floor’s interior is all master suite. On the south side is a large bedroom with 14-foot ceilings and two walls of glass. The marble master bath opens onto a dog run and a nice northern view. Adjacent to it is a large dressing room/closet. The north side of this floor is a large sitting room that looks out over the river and all the way to Shedd Aquarium and Cloud Gate, aka the Bean.
Price Points: The seller, David Vaskevitch, a retired Microsoft executive, bought the condo in February 2011, paying $2.85 million to a lender that had taken it back from its developer and former owner, Dan McLean. McLean had had it priced at over $4 million. After buying it, says Millie Rosenbloom, the agent handling the sale, her client completed the landscaping and put in electronic blinds and light, sound, and climate-control systems. Even after all those additions, she says, the price is “still competitive.” Vaskevitch, she adds, “is not spending as much time in Chicago as he planned to.” He put the condo on the market in March.
