The Property: Thanks to its extra-wide lot—31 feet, compared to the city norm of 25—the second floor of this brick and limestone house accommodates four bedrooms, not just three. “People find it advantageous to have all the family bedrooms on the one floor,” says John McNaughton, the real-estate agent who, with his partner, Fintan McCarthy, developed this house (as well as one other) on a block in Lake View near some of the neighborhood’s best shopping and dining. McNaughton included these formal touches because he wanted to “make the house stand out from the 25 others that have open house the same day.” The buyers, whom McNaughton would only identify as transplants from California, agreed to purchase the house while it was still under construction. After the house’s completion earlier this month, the deal closed on August 16th.
Price Points: In April, McNaughton and McCarthy sold the house three doors down from this one—with the same floor plan but a slightly more traditional façade—for $1,762,330. One of the two houses between them, an older nine-room “farmhouse” more typical of the block, sold in June for $672,500.
