The Property: The spacious sixth-floor terrace of this condo at the Dakota would make a nice perch from which to watch Sunday’s Pride Parade wend its way through the streets of Boystown. On any other day, the terrace is also the spot to take in a 180-degree view that encompasses Lake Michigan, the green roofs of the Center on Halsted and a neighboring police station, and the big “Chicago Cubs” sign poised above the center field bleachers at Wrigley Field.

That terrace is one of two; there is a smaller one a flight down, off the kitchen. The condo is on two floors, with most of its interior space on the fifth floor and the master suite alone on the sixth with an open overlook to the kitchen below.

When Jonathan Lewin, the Chicago Police Department’s commander of information services, bought the home three years ago, it had three bedrooms, two of them on the fifth floor. Lewin removed a wall to convert one bedroom into a dining area adjacent to the living room, which opened up the floor plan significantly. The openness is enhanced by light streaming in the two-story windows in the kitchen, as well as many other north- and west-facing windows.

All that good stuff visible from the big terrace is within easy walking distance; the Dakota is equidistant from Belmont Harbor and Wrigley Field and across the street from the glassy Center on Halsted (an anchor of the LGBT community) and a Whole Foods store in a gorgeous old garage (at 3640 North Halsted Street) decorated with multicolored terra cotta.

The condo comes with two indoor parking spaces, and the seller’s agent, Michael P. Murphy, notes that, because the home is a few blocks north of the neighborhood’s heaviest concentration of bars and shops, “there’s easy street parking for guests.” That is, on any day but this Sunday.

Price Points: The condo went on the market in early April with an asking price of $519,000. The price has since been cut to $480,000, which is 6 percent off the $512,000 Lewin paid for the space in 2008. Other units for sale in the Dakota include a fourth-floor two-bedroom unit for $289,900; a fourth-floor one-bedroom unit for $249,000; and a fifth-floor one-bedroom unit for $239,900.
