The Property: This four-year-old, 21-room house resides within the Glen, the development that replaced the old Glenview Naval Air Station. Where once were runways and ramshackle military buildings, there are now winding boulevards lined with large, high-priced homes, retail shops, parks, and a junior high school.

This $2.31-million deal, which closed on October 1st, represents the highest price on record for a resale in the Glen. (Some homes that were worth more when built have not yet been resold.) Any pricier sales in Glenview occurred in the town’s old-line estate areas east of the Glen, around the North Shore Country Club. 

With six bedrooms, six-plus bathrooms, a master suite with its own bar and balcony, and an oversized three-car garage, this 8,200-square-foot house—which stands at the seventh fairway of the Glen Club golf course—is one of the larger homes built in the Glen. But with its busy mix of shapes and materials, it is not the most attractive. Other, better-looking houses line the road that leads to this place, though many of them don’t front the golf course.

The seller, Jonel Magoian, originally listed the house in February, asking $2.65 million, but later reduced the asking price to $2.48 million. Magoian could not be reached for comment.

Price Points: Although sales of Glenview homes for $1 million or more have dropped by 15 percent this year, they have maintained a steady pace in the $2-million-and-up bracket. In fact, according to data from the Multiple Listing Service of Northern Illinois, sales of Glenview homes in that top price range have already exceeded last year’s total sales by one.
