The Property: The view of the Museum Campus and the lakefront from unit 4101 of The Columbian is magnificent. Although the 46-story condo tower in the southwest corner of Grant Park was completed in 2008, this unit is one of three penthouses on the 41st floor that the developers put on the market this past summer—but as the one that occupies the full east side of the floor, it offers the most enticing vistas. Along with that expansive eastern prospect, the condo looks north to the skyline from the media room and master bedroom and south to the South Loop and beyond from the dining room, kitchen, and second bedroom.
“It’s all designed for the view, in every room except the foyer,” Matt Hollman, the building’s sales director, says of the condo’s floor plan. But curiously, the unit’s original layout shut off one spectacular chunk of the view. What’s now a semi-open media room (which shares with the living room its view of the high-rises north of Millennium Park) was supposed to be a third bedroom that kept the view to itself.
As you will see in the video, the kitchen is finished with high-quality white cabinets, black granite countertops, and luxury-brand appliances. Most of the rest of the unit is bare walls awaiting a buyer’s touches. The asking price includes two parking spaces.
The Columbian amenities include a sundeck with an outdoor kitchen, entertainment, and fitness rooms, as well as a chilled closet near the front desk where grocery and flower deliveries can be kept cool until residents come home to claim them. “That was an idea [the developers] found in a building in New York,” Hollman says.
Price Points: The developers cut prices last fall and again this year, so that prices are now 20 to 30 percent off their peak, Hollman says. This unit had not previously been on the market, so it doesn’t have an old price. But the price cuts suggest that had it been for sale, it would have been priced at about $2.3 million. Of the Columbian’s 220 condos, about 50 remain for sale, of which unit 4101 is the most expensive.
